Colorado Springs, Colorado
Roofs here get replaced by hail, not by age. Wildfire risk changes what a carrier will write on the west side. And rebuild cost has nothing to do with what Zillow says your house is worth. We go through all three before we quote.
What's different here
Most Front Range policies now carry a separate wind and hail deductible — often 1–2% of your dwelling coverage, not a flat $1,000. On a $500,000 house that's $5,000–$10,000 out of pocket. You should know that number before the storm.
Homes in Mountain Shadows, Broadmoor Bluffs, Cedar Heights and up Ute Pass sit in wildfire zones. Some carriers won't write them; others require mitigation. We know which and we'll tell you up front.
Construction costs in El Paso County rose faster than home values. Dwelling coverage should be what it costs to rebuild your house today, with today's labor. We run a replacement-cost estimate on every quote.

Questions we get
Hail. Colorado is consistently among the top three states for hail claims, and carriers price roofs accordingly. Impact-resistant shingles, a newer roof and a higher wind/hail deductible are the levers that move it.
Fire, including wildfire, is covered by standard homeowners policies. The question is whether a carrier will write your address at all — that depends on the wildfire zone, defensible space and access.
The master policy covers the building; your HO-6 covers your interior, belongings, liability and the master-policy deductible you'd be assessed. That assessment is the piece condo owners most often leave uncovered.
Homeowners policies exclude flood. If you're near Fountain Creek, Monument Creek or below a burn scar, ask — the 2013 flooding after the Waldo Canyon fire hit homes nobody thought were at risk.
